Be prepared to provide a valid photo ID, proof of income, and any additional documentation requested during the application process. Submitting a complete and accurate application, with all required information and fees, helps us review it as quickly as possible. Applications are typically reviewed after all required information and fees have been received. -
Can you hold a property before I apply?
Properties are generally rented on a first-qualified, first-served basis. To give yourself the best opportunity to secure a home, we recommend submitting your completed application as soon as possible. -
How old do I have to be to apply?
Applicants must be legally able to enter into a lease agreement, which is typically 18 years of age or older. -
What is required before I move in?
Move-in costs vary by property but typically include the first month's rent and a security deposit. Additional deposits or fees may apply depending on the property and lease terms. Your lease agreement will outline all required move-in costs. -
Is my security deposit refundable?
Security deposits are generally refundable, provided the terms of the lease have been fulfilled and there is no damage beyond normal wear and tear. Any applicable deductions will be handled in accordance with the lease agreement and applicable state law. -
Will I need a co-signer?
A co-signer or guarantor may be required if an applicant does not meet the property's income, credit, or rental qualification requirements. If required, the co-signer must also meet the property's qualification standards. -
How do I pay rent?
Most residents can conveniently pay rent through the resident portal. Your lease agreement will outline the available payment methods and payment due dates. -
How do I submit a maintenance request?
Routine maintenance requests should be submitted through the resident portal or by following the maintenance instructions provided at move-in. We encourage residents to report maintenance concerns as soon as they're noticed, addressing small issues early often prevents them from becoming larger, more disruptive repairs, and helps us respond efficiently and protect your home. -
What should I do if I have a maintenance emergency?
If you experience a maintenance emergency, follow the emergency maintenance instructions provided in your lease or resident portal. For emergencies involving immediate danger, such as fire or a medical emergency, always call 911 first. -
Who is responsible for repairs?
Property owners are generally responsible for routine maintenance and necessary repairs. Residents may be responsible for damage caused by negligence, misuse, or lease violations. Please report maintenance concerns promptly so they can be addressed as quickly as possible, before minor issues turn into bigger ones. -
Can I have a pet in my rental home?
Pet policies vary by property. Before bringing a pet into your home, review your lease agreement and contact our office for approval. Additional fees, deposits, or breed and size restrictions may apply where pets are permitted. -
My lease is ending. What should I do if I plan to move out?
If you plan to move at the end of your lease, please review your lease agreement for the required notice period and submit your written notice by the deadline. We'll provide move-out instructions and stay in touch throughout the process to help make your transition as smooth as possible. -
My roommate is staying, but I'm moving out. What happens?
If one resident wishes to remain in the home, please contact our office as soon as possible. Depending on the lease terms, the remaining resident may need to qualify independently or complete an approved lease modification process. -
How long does the application process take?
Application processing times vary depending on how quickly all required documentation is received and verified. Submitting complete and accurate information from the start is the best way to avoid delays and keep your application moving. -
